Furnished single room in a lovely terraced house with a small garden in a quiet, leafy neighbourhood. The room is on the first floor and is available from around mid-June for viewings. The move-in date is flexible in mid-July.

The house is located between Denmark Hill and Peckham Rye stations (~10 min walk to each station), each with fast and frequent Thameslink, Overground and Southeastern trains to central/east London, the City and Clapham Junction. There are also several buses to central London. It's only 5-10 mins' walk to Peckham Rye Lane and about 10-15 mins' walk to Camberwell Church Street.

We are looking for a friendly and tidy person to share our house. We are three professionals in our mid-30s. We like reading, films, gardening, hiking, and so on. We have dinner together occasionally and get on really well, but we all have our own lives, too.

We like our house to be a welcoming, peaceful, and considerate space to live in. It would suit a professional or postgraduate student. We're not strict about age or gender, but someone aged 27-40 would be great. But most important for us is that we all fit well together and that you like the house.

Please note that this is not a couple's house. Of course, partners are welcome to stay over, but up to 2 nights per week max (on average).

Our landlord is a private landlord who's lovely. She lives in the neighbourhood and really cares about our well-being in the house.

The house has:

-1 generous kitchen (with dryer-washing machine, and dishwasher) + pantry

-1 generous living room

-4 bedrooms

-1 small back garden

-2 bathrooms (1 upstairs and one downstairs) plus a shower room

-1 spare room for luggage and laundry

Bills are around £180/month (including council taxes, Internet, gas, electricity bills, Thames water bills, and a cleaning lady every two weeks for all communal areas)

Rent 500£ + 180£ Bills = 680£ Total expenses
