It is a tidy modern-look house with spacious lounge, dining and kitchen. Large undercover outdoor area looks on to leafy backyard with quiet neighbours. A variety of birds chirp and call all day long, with the occasional kookaburra laughing on the lawn.
Bus stop is 50m up the road, and can walk to Coles, pub and minor shops just 600m.

Note that listed priced for weekly rents are for a single person, and each room can have one person maximum. I may consider an extra person staying overnight, once a week.
A single car parking in the driveway is included. Bicycle is fine in the garage.
Street parking out front is possible but it is a little dangerous with the curve of road. I may make another part of front lawn into a parking spot in the near future.

If you bring your own bedroom furniture we can discuss rent reduction of up to $10 per week.
There is a wall-mount clothes-line outside, and a smaller one in the garage mounted above the window, which can open.
There is plenty of pantry space and fridge space, as well as kitchen cupboards if you want your own section. I have a small fridge in the garage for drinks and ice. The dishwasher works well and can be used when there is a full load to go. There is a built-in gas oven and gas stove top with 4 burners including a wok trivet. The hot water is gas and instantaneous so never runs out. Showers have good pressure and stay hot.

There may be space in the garage and shed to store other items and is no cost for less than 2 m3 but larger amounts will have a charge we can negotiate.

The 7kg load washing machine works well and is available for your free use (with reasonable usage.)

There is a Foxtel dish on the roof and 4 runs of cabling to the Master and lounge rooms, though I don't subscribe, but you are free to bring your own box, and I can consider moving the cables from the Master room to a rented bedroom for longer stays.
There is high-speed (currently 50Mbps) unlimited-usage internet via wifi, and if needed I can arrange a cabled connection in the lounge or dining area for intermittent use.

The large outdoor undercover area with 6 chairs around a large glass table, overlooks a leafy garden and has a dartboard area.

There is air-conditioning in the lounge area and each bedroom, and the whole house is well insulated with ceiling batts.

The kitchen has many cupboards and a double sink. There is a gas cooktop and a gas oven. The microwave is 1100 watts and works well. There are plenty of powerpoints for kitchen gadgets and you are welcome to bring your own.

Rooms:
The Green room, is 11m2 with plush grey carpet in new condition. It has a king-single slat bed, and a decent mattress. There is a built in wardrobe with 1m hanging space and deep shelves and full size mirrored doors. The large fly-screened window looks onto the outdoor patio and some greenery, and has cedar blinds, plus blockout blinds. A 3-speed ceiling fan with built-in light gives nice airflow, and the new aircon unit is available for responsible usage.

The door is lockable from both sides and does not rattle. White wooden bedside table, with classy lamp and soft globe, gives handy storage in one drawer and a small cupboard. A glass-top desk and comfy computer chair complete the furniture.

I have extra rooms in the house that could be used for a day office or storage and amounts can be discussed depending on usage but would be around $100 per week.

Anyone who is cheery, tidy, flexible and careful, will integrate well, and there are many side benefits I can offer such as access to tools and sports equipment, fitness buddy, IT support, etc. :-)
I keep everything super-clean and would expect the same from guests.

For longer stays (4 weeks plus) I am open to suggestions for modifying furniture type and placement, or anything that adds to your comfort.
